1. Who can use the site

You must be at least 18 years old to create an account or apply. You are responsible for keeping your password confidential and for activity under your account. Tell us right away if you think your account has been misused.

2. Listings

We try to keep listings accurate, but rent, availability, photos and features may change and are not guaranteed until confirmed in a signed lease. A home may be rented to another applicant at any time before a lease is signed.

3. Applications

• You agree that everything you submit is true, complete and your own, and that documents you upload are genuine. False or misleading information may lead to your application being declined or a lease being ended.
• Submitting an application does not create a lease or reserve a home. A tenancy begins only when both you and Home Sweet LLC sign a written lease.
• With your authorization, we may verify your information and obtain consumer reports (credit, background or eviction history) from a tenant screening company. If we take adverse action based on such a report, we will give you the notice required by the Fair Credit Reporting Act.
• Any application fee shown on a listing is explained before you pay it.

4. Fair housing

Home Sweet LLC complies with federal, Ohio and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex (including sexual orientation and gender identity), disability, familial status, national origin, ancestry, military status, or any other protected class. Reasonable accommodations and modifications for people with disabilities are considered on request.

5. Acceptable use

Don't attempt to access other people's accounts or documents, interfere with the site's security or operation, upload malicious files, scrape listings in bulk, or use the site for any unlawful purpose. We may suspend accounts that do.

6. No warranty; limitation of liability

The website is provided “as is”. To the extent permitted by law, Home Sweet LLC is not liable for indirect or consequential damages arising from use of the website. Nothing in these terms limits rights you have under Ohio landlord-tenant law (Ohio Revised Code Chapter 5321) or other laws that cannot be waived.

7. Governing law

These terms are governed by the laws of the State of Ohio.
